Most homeowners choose Design and 3D for a kitchen or primary bath. The drawings are yours to keep, and if we build the project, the full design fee is credited against construction.

Floor plan only or full 3D
A floor plan is enough for simple rooms. Choose 3D when the look is the hard decision.

How long it takes
Design and 3D takes four to six weeks, with a meeting at the end of each step.
A Layout plan takes two to three weeks. Full design with permit drawings takes six to eight, and the permit is filed the week the drawings are done.

Remodeling design, defined the way we deliver it.
Remodeling design is the process of turning an existing room into a buildable plan: measuring what is there, drawing layout options, showing the result in 3D, choosing every finish and producing the drawings a crew and a building department work from. ProBuild Remodeling delivers it with a designer, a drafter and an estimator who prices each choice as it is made.
The service covers as-built measurements, layout options, 3D renderings, wall elevations, lighting plans, finish selections and, in the full package, construction and permit drawings with engineer coordination. It does not include engineering fees, permit fees charged by the city or product purchases. The drawings are yours to keep; if we build the project, the full design fee is credited against construction.
It is for homeowners who know which rooms they want to change and need to see and price the result before committing. It is not for someone still deciding whether to remodel at all, who is better served by a consultation, and not for new construction or additions that need a licensed architect.
The words you will see in your design package
- As-built plan
- A drawing of the room exactly as it exists today, measured on site. Every new layout is drawn on top of it.
- Elevation
- A flat, straight-on drawing of one wall, showing heights of cabinets, tile, outlets and fixtures.
- Rendering
- A computer image showing how the finished room will look, with your chosen materials and colors.
- Selections
- The specific products you choose: cabinets, counters, tile, fixtures, lighting and hardware, by brand and model.
- Allowance
- A placeholder amount in an estimate for an item not yet chosen. Full design replaces allowances with real prices.
- Soffit
- A boxed-in section of ceiling that hides a duct, pipe or beam. Designed in on purpose, it can look intentional.
- Permit set
- The drawings formatted for the building department, with notes and details it needs to approve the work.
- Design credit
- The share of the design fee subtracted from the construction price when we build what we designed.

How much does remodeling design cost?
Our packages run $1,500 to $3,500 for a layout plan, $3,500 to $8,000 for plans with 3D and selections, and $8,000 to $18,000 for full design with permit drawings. As a rule of thumb, design runs about 5 to 10 percent of the build cost.
Do I need an architect or a remodeling designer?
For interior remodels, including moving walls with an engineer's letter, a remodeling designer is usually enough. Additions, new floors and some historic districts require a licensed architect's stamp. We tell you which applies at the first visit.
How long does it take to design a kitchen remodel?
Four to six weeks for layout, 3D and selections, depending on how quickly decisions are made. Add one to two weeks for permit drawings. Ordering cabinets can start as soon as the design is signed off.
Can I see my remodel in 3D before it is built?
Yes. In the Design and 3D package we build a 3D model of your room with your actual cabinets, tile, counters and paint colors, and show it from the angles you care about. Changes are made on screen before anything is ordered.
Do I own the drawings if I do not build with you?
Yes. You pay for the design, and the drawings, renderings and selections schedule are yours to take to any licensed contractor. If we build it, the full design fee is credited against construction.
Why design before getting a build price?
Without a design, every contractor prices a different project, so their numbers cannot be compared. A finished design lets the estimate be fixed and itemized, and removes most of the change orders that come from deciding things mid-build.
How many design changes are included?
The Layout plan includes one round of changes and Design and 3D includes two. Full design includes changes until the selections are signed off. Extra rounds are billed hourly, and we tell you before any extra hours start.
Will the design stay within my budget?
That is the estimator's job. Each layout and selection is priced as it is made, and you see the running build total at every meeting. If it drifts over, we show where to pull it back before the drawings are final.
