A ledger that rots the house wall
Decks and porches without proper flashing let rain run behind the ledger for years. We flash and bolt every ledger and show it to the inspector before the frame covers it.
Decks and outdoor living · Licensed & insured
Decks, repairs, composite boards, porches, screened porches, pergolas and fences, built by one crew under one contract. Each service below shows its typical price and how long it takes, so you know which one fits before a supervisor ever comes to measure.
Text one photo of the yard or the deck you have now. A licensed supervisor tells you which service fits within 5 minutes during business hours.
Why outdoor projects go wrong
What goes wrong outside is rarely the part you look at. It is the ledger against the house, the footings in the ground and the line between your yard and the neighbor's, all decided before a single board is chosen.
Decks and porches without proper flashing let rain run behind the ledger for years. We flash and bolt every ledger and show it to the inspector before the frame covers it.
An unpermitted deck or a fence over the line can stall a sale or be ordered torn out. We file permits under our license and confirm the property line before digging.
A deck post fine for chairs can fail under a porch roof, a hot tub or high wind. We size footings and posts for what will sit on them, then write those sizes into your estimate.
Outdoor services we build
Open the page for the project nearest your plan. Each one lists three price tiers, what they include, a dated build schedule and the problems crews most often uncover after the first board comes up.
A new deck built from the footings up, in pressure-treated wood, cedar or composite, with the permit filed for you.
Soft boards, a wobbly railing or a rotting ledger, inspected fast and fixed, or rebuilt only when repair is not safe.
Trex, TimberTech or Fiberon boards installed to the maker's rules, so the 25 to 50 year warranty actually holds.
A covered front or back porch with a real roof, columns and steps, designed to match the house and built on footings.
A bug-free outdoor room with a real roof, built on your existing deck or from new footings, with screens that last.
Shade over a patio or deck in cedar, aluminum or a motorized louvered roof, attached to the house or freestanding.
Privacy, pool and yard fences in wood, vinyl or aluminum, set on the right side of the property line and approved first.
Not sure which one you need
Homeowners usually describe the result they want outside rather than a trade name. Read down the left column until one line matches your yard; the supervisor double-checks it on site.
Ask a supervisor which service fits| If you want to | Start with |
|---|---|
| Add a deck where there is only lawn, steps or a slab | Deck construction |
| Fix soft boards, a loose railing or a deck pulling from the house | Deck repair |
| Stop staining for good with Trex, TimberTech or Fiberon boards | Composite deck installation |
| Add a covered front or back porch with columns and a roof | Porch construction |
| Sit outside in the evening without mosquitoes | Screened porch construction |
| Shade a patio or deck without a full roof | Pergola construction |
| Add privacy, keep a dog in or enclose a pool | Fence installation |
Outdoor costs at a glance
Ranges assume a common project size and mid-range materials, from one repaired railing to a full wraparound porch. Your estimate lists the same line items, which makes a fair comparison with another builder easy.
| Service | Typical range | Typical time |

| Deck construction | $12k–$80k+ | 2 to 6 weeks |
| Deck repair | $800–$40k | 1 day to 3 weeks |
| Composite deck installation | $20k–$75k | 2 to 4 weeks |
| Porch construction | $12k–$130k+ | 3 to 10 weeks |
| Screened porch construction | $6k–$85k | 1 to 7 weeks |
| Pergola construction | $6k–$60k | 3 days to 4 weeks |
| Fence installation | $5k–$22k | 1 to 5 days on site |
Every figure is an all-in project range with crew, materials, permit and hauling; after the site visit your estimate turns it into one fixed number.

Step 02
Itemized quote with Good, Better and Best options, a declared contingency and a dated schedule.
Step 03
We pull permits, schedule inspections and send you a room-by-room prep checklist.
Step 04
Daily updates, clean site every evening, final walkthrough and a written warranty in your hand.
Written into every contract
The approved price is the final price. Change orders only with your written approval.
A credit for every working day of delay we cause. Weather and inspections excepted, in writing.
Dust barriers, floor protection and a clean-up before we leave. Your home stays livable.
A text or email every working day with photos and tomorrow's plan, or the day is free.
Workmanship warranty in writing, transferable to the next owner, backed by a fixed address.
A small deposit, then you pay only for work that is already completed, inspected and photographed.
Other outdoor work we quote
Railings, stairs, lighting, sheds, gates and more are built by the same crews and priced as lines in your outdoor estimate, so one contractor handles the whole yard.
Outdoor living questions
Repair when the frame, ledger and footings are sound and the problem is boards, railings or stairs. Build new when the ledger or most joists are rotted, the posts sit in dirt, or you want a different size or shape. An inspection with photos shows which one applies.
Over ten years or more, often yes. Composite costs roughly 50 to 80 percent more up front but needs no staining, while wood needs cleaning and stain every two to three years. If you may sell soon or your budget is tight, wood is the honest choice.
A porch has a solid roof and open sides. A screened porch adds insect screens to that roof, making an outdoor room. A pergola has an open slatted top that gives filtered shade and no rain cover unless you choose a louvered roof.
Often. Most decks need bigger posts on deeper footings and a properly bolted ledger to carry a roof. If the frame is sound we build on it; if not, we explain why a new base is safer and what it costs.
New decks, porches and screened porches almost always do. Fences and pergolas often do, depending on height, size and attachment to the house. Repairs in kind usually do not. We check your town's rules and file every permit that applies.
Yes. One contract, one supervisor and one schedule, with each part priced on its own line. We sequence the work so footings go in once, the deck is not damaged by later trades, and the fence goes up last.
