Bathroom remodeling priced three ways,
built by one crew on a dated schedule.

A licensed bath supervisor looks at the room, the plumbing and the floor under the tub, then sends a written estimate with three prices: refresh, full remodel or new layout. Most bathrooms are usable again in two to five weeks, and the finish date is written into the contract.

What happens after you text us

The person who texts back runs the bathroom crews.

Here is a typical first exchange. You describe the bathroom, the supervisor asks for a photo of the floor by the toilet, and a visit date is on the calendar before you put the phone down.

  • A supervisor who will be on your job, not a dispatcher
  • A floor photo near the toilet tells us if the subfloor is soft
  • Visit slot and estimate date agreed in the same thread

What a bathroom remodel costs

A bathroom remodel costs $12,000 to $80,000. Each tier below lists what you get.

Prices are for a 40 to 100 square foot hall or family bathroom with mid-range tile and fixtures. Most homeowners choose the full remodel, because it replaces the pipes and waterproofing you cannot see along with the finishes you can.

Refresh

$12k–$22k

Same layout, same tub or shower spot. Two to three weeks. Right when the floor and walls are sound.

  • New vanity and countertop
  • Tub reglazed or new tub surround
  • New toilet, faucet and lighting
  • Porcelain floor tile
  • Paint and a new exhaust fan
  • New mirror, hardware and towel bars

New layout

$48k–$80k+

Fixtures moved, a wall shifted or a closet absorbed. Six to eight weeks. Permits and framing included.

  • Everything in Full remodel
  • Toilet or shower relocated
  • Wall moved or closet absorbed
  • Double vanity where space allows
  • Heated floor and a shower niche
  • Plumbing and electrical permits

Where the money goes

Labor and tile take half the budget. Fixtures take less than most people expect.

Averages from our recent full bathroom remodels. Tile setting is slow, skilled work, which is why the tile you pick moves the price more than the faucet you pick, and why a quote with no tile labor line cannot be compared fairly.

Same size bathroom, two answers: a refresh costs about half of a full remodel

Refresh or full remodel

Refresh when the floor is solid. Go to the studs when it is not.

A refresh swaps what you see and keeps the tub, pipes and walls. A full remodel opens the walls and floor so the waterproofing and plumbing are new too. We test six things at the visit and write down which one your bathroom needs.

What we find at the visitWe recommend
The floor is firm and the tile around the tub is tightRefresh
The floor flexes near the toilet or the tubFull remodel
Grout is cracked or the wall tile sounds hollowFull remodel
The pipes are copper or PEX with no sign of leaksRefresh
The house still has galvanized steel supply pipesFull remodel

How long it takes

A full bathroom remodel takes four weeks, and you know each date in advance.

A refresh takes two to three weeks, a new layout six to eight. If it is the only bathroom in the house, we plan the order of work so a toilet is working every night.

What we find once the tile comes off

One in three bathrooms we open has a subfloor softened by a slow leak.

These six problems show up most often when we strip a bathroom. Each one is photographed and priced on its own line, and nothing is repaired until you approve it in writing. That approval comes out of the contingency you saw on day one.

34%

Rotted subfloor around the toilet or tub

A wax ring or tub drain leaked for years. We cut out the soft section and lay new plywood so the new tile does not crack.

31%

Outlets near water with no GFCI protection

A GFCI outlet cuts power in a fraction of a second when it senses a shock. We add one wherever code calls for it near the sink.

29%

Exhaust fan venting into the attic

Moist air was soaking the insulation above the ceiling. We run the duct through the roof or a wall so steam leaves the house.

26%

No waterproofing behind the old tile

Older showers relied on tile and grout alone, which lets water reach the studs. Every shower we build gets a continuous membrane.

21%

Galvanized pipes narrowed by rust

Weak pressure and brown water at first use come from these. We replace them with PEX or copper back to the main line.

12%

Floor joists notched by an earlier plumber

A joist cut too deep to fit a drain makes the floor bounce. We fasten a new board alongside it before any tile goes down.

What your bathroom is made of

Every tile, membrane and fixture is named, so two quotes can be compared.

A bathroom quote that only says tile allowance hides the real price. Ours names the tile, the waterproofing system and the fixture models, because those three lines explain most of the gap between two estimates.

Porcelain tile

Dense and nearly waterproof, porcelain from makers like Daltile and Marazzi handles wet floors and walls. Large sizes mean fewer grout lines.

AI concept: Waterproof membrane applied inside a shower before tile

Shower waterproofing

Schluter Kerdi or Laticrete Hydro Ban goes behind the tile, so a cracked grout joint never lets water reach the wood studs.

Your bathroom is not average

Your bathroom has its own story. Here is how the price moves for it.

Every bathroom starts from the three tiers above, then shifts for what makes yours different. Find the case closest to your house.

A bathroom in an older home

Tile set in a thick mortar bed, cast iron drains and no fan at all are common. We price the heavier demolition, EPA lead-safe work where the paint is old, and any drain repairs before you sign anything.

The only bathroom in the house

With no second bathroom, the order of work matters more than the finish. We keep a toilet working every night, bunch demolition and new plumbing into the same days, and hand you a schedule to plan around.

A firm budget ceiling

Reglazing a sound cast iron tub, keeping the toilet where it is and choosing a stock vanity can take a full remodel down by a third. We show which savings hold up and which ones cost more to fix later.

Planning ahead for a parent

A low-step shower, wood blocking in the walls for grab bars, a comfort-height toilet and a wider door. We design it to look like any updated bathroom, so nobody feels the room was built for a patient.

Condo or apartment building

A leak through your floor lands in a neighbor's ceiling, so most boards want plans and proof of insurance first. We send the paperwork, flood-test the shower pan and book work hours around the building rules.

What this service is

Bathroom remodeling, explained the way we price it.

Bathroom remodeling is the renovation or replacement of the fixtures, tile, waterproofing, plumbing, ventilation and wiring in an existing bathroom, with or without moving the toilet, tub, shower or vanity. ProBuild Remodeling does it as a licensed general contractor, with a single contract, a named supervisor and permits pulled under our license.

It covers three levels of work: a refresh that keeps the layout and the tub, a full remodel down to the studs with new pipes and a waterproof shower, and a new layout that moves fixtures or takes in a closet. Adding square footage is a separate service, a bathroom addition. Every project closes with a walkthrough, a punch list and a written ten-year workmanship warranty.

It is for homeowners with a hall, family or guest bathroom that is worn out, leaking or hard to use, and for families planning a bathroom a parent can use safely. A large primary suite has its own page. It is not for a single fixture swap, which a plumber or handyman handles for less.

Words you will see on your bathroom estimate

Rough-in
Pipes, drains, wires and fan ducts installed inside open walls and floors, then inspected before anything is covered up.
Waterproof membrane
A sheet or liquid layer behind shower tile that stops water from reaching the studs. Kerdi and Hydro Ban are two common systems.
Cement board
A rigid backer panel for tile, made of cement and fiberglass. Unlike drywall, it does not crumble when it gets wet.
Flood test
Filling the finished shower pan with water for a day before tile goes on, to prove the waterproofing holds.
Pressure-balance valve
A shower valve that holds the water temperature steady when a toilet flushes or a faucet opens somewhere else in the house.
Reglazing
Resurfacing a sound bathtub with a bonded coating instead of replacing it. Lasts roughly 10 to 15 years with gentle cleaning.
GFCI outlet
An outlet that shuts off power instantly if current leaks toward water or a person. Required near every bathroom sink.
Allowance
A budget placeholder for items you have not chosen yet, like tile. If your pick costs more or less, the price adjusts in writing.

Questions on every bathroom call

Eight bathroom questions we answer before every estimate.

How much does a bathroom remodel cost?

A full remodel of a hall or family bathroom usually runs $25,000 to $45,000. A refresh that keeps the layout and tub costs $12,000 to $22,000, and moving fixtures or absorbing a closet starts near $48,000. The written estimate lists all three so you can see what each extra dollar buys.

How long does a bathroom remodel take?

A refresh takes two to three weeks, a full remodel three to five, and a new layout six to eight. Special-order vanities and glass are ordered before demolition, so the room never sits empty while you wait for a delivery.

Can I keep my bathtub and change everything else?

Yes. A cast iron tub in good shape can stay in place or be reglazed while the tile, vanity and fixtures around it are replaced. We check the drain and the wall behind it first, because a leaking overflow under a kept tub will ruin new tile.

Do I need a permit to remodel a bathroom?

Replacing finishes usually does not. Moving plumbing, adding circuits, changing the fan or taking out a wall does, and most full remodels touch at least one of those. We file it and schedule the rough-in inspection so the walls close only after approval.

What is the difference between a refresh and a full bathroom remodel?

A refresh replaces what you can see: vanity, toilet, lights, floor and sometimes the tub surround. A full remodel also replaces what you cannot see: supply pipes, drains, the waterproofing behind the shower and the subfloor if it is soft. It costs more and lasts decades longer.

How do you keep bathroom dust out of the rest of the house?

Zipper plastic walls seal the doorway, the floors along the path are covered, and a fan with a HEPA filter pulls air out of the room during demolition. The crew vacuums and wipes down at the end of every workday.

Is a tub or a shower better for resale?

Most buyers expect at least one bathtub in a house, usually in the hall bath where children bathe. If there is already a tub in another bathroom, turning this one into a shower rarely hurts value and often helps it.

What if you find rot or mold once the walls are open?

We stop, photograph it and show you. The repair is priced as a separate line paid from the contingency in your contract, and nothing is done until you approve it. Most rot we find sits under the toilet or along the front of the tub.
