In-law suite construction with privacy and shared-home access in balance.

How an in-law suite starts

We ask about the person first. The floor plan comes second.

A suite for a parent is planned around how that person moves, sleeps and spends the day. The supervisor asks a few questions about them, then about the space, and books a visit that works for everyone who is deciding.

  • Questions about the person before the square footage
  • Estimate sent to every family member you name
  • Visit set when the parent can be there too, if they want

What an in-law suite costs

In-law suites cost $40,000 to $280,000. Where it goes decides most of the price.

Prices assume mid-range finishes, a step-free route from the door to the bed and the shower, and work by a licensed contractor with permits. The suite with a kitchenette and private entry is what most families choose.

Where an in-law suite budget goes

The bathroom takes the largest single share. Safety details cost less than families fear.

Averages from recent suites with a kitchenette and private entry. The step-free shower and bathroom are the most expensive room. Grab bars, lever handles and lighting together are a small line.

Convert a room or build an addition

If a first-floor room is free, convert it. If not, an attached addition is the honest answer.

Converting a room you already have costs a third or less of an addition and is finished in weeks. An addition gives more space and privacy but takes months and a bigger permit. At the visit we look at both and write down which fits your house and your family.

How long an in-law suite takes

A suite inside the house takes six to ten weeks. We plan it around the move-in date.

Tell us when the move happens and we build the schedule backward from it. A suite with a kitchenette takes ten to fourteen weeks and an attached addition four to six months after permits.

What we find when building an in-law suite

In most houses we check, the bathroom door is too narrow for a walker.

Houses are built for people who move easily. These are the conditions we find most often when planning a suite, each priced and approved before we start.

68%

Bathroom doors narrower than 32 inches

A walker or wheelchair needs about 32 inches of clear space. We widen the frame or fit offset hinges that add almost two inches.

91%

No wall blocking for grab bars

A grab bar needs solid wood behind it. We add blocking in every bathroom wall now, so bars can go anywhere later.

57%

A step or threshold at every door

Small steps cause most trips. We lower thresholds, ramp the entry gently and keep floors level from bed to shower.

44%

Floor too high for a curbless shower

A shower with no curb needs a recessed floor. We lower the subfloor between joists or add a linear drain to make it work.

39%

No second smoke or CO alarm nearby

A suite needs its own alarms. We install interconnected smoke and carbon monoxide alarms so one sounds everywhere.

33%

Main floor too cold or too warm

Rooms at the ends of a house often run hot or cold. We add a separate thermostat or a mini-split for the suite.

What your in-law suite is built with

Every safety detail is named in your estimate, and none of it looks like a clinic.

Products for safer rooms have become good-looking. We name the brands and models so the family can check them, and so the suite feels like a home rather than a care facility.

Curbless shower with a linear drain

Curbless shower systems

A sloped floor with a linear drain from brands like Schluter or Wedi, so there is no curb to step over and water still drains away.

Brushed nickel grab bar used as a towel bar

Designer grab bars

Grab bars from Moen or Kohler that double as towel bars and toilet paper holders, rated for 250 pounds and anchored to blocking.

Comfort-height toilet beside a grab bar

Comfort-height toilets

Toilets about 17 to 19 inches high from Kohler or TOTO, easier to sit down on and stand up from than a standard toilet.

Slip-resistant porcelain tile in a bathroom

Slip-resistant flooring

Porcelain tile rated for wet traction in the bathroom and luxury vinyl plank in the bedroom, with no rugs to catch a foot.

Lever door handle on a bedroom door

Lever handles

Lever door handles and single-lever faucets that open with a push of the hand, easier than knobs for anyone with sore wrists.

Motion night light in a hallway to a bathroom

Layered lighting

Motion-sensor night lights at floor level, bright ceiling lights and switches with lit rockers, so the way to the bathroom is clear at night.

Your family is not average

Every family arranges this differently. Here is how your case changes the suite.

In-law suite estimates start from the three tiers above, then shift for the person moving in, the house and the family decision. Find the one closest to yours.

A parent still independent

Independent parents want privacy, their own coffee and their own door. A kitchenette, a private entrance and a separate thermostat protect that, while the step-free bath means the suite still works if needs change.

Plan a suite for an independent parent

A walker or wheelchair

A wheelchair needs 36-inch doors, a 5-foot turning circle in the bathroom and a roll-in shower. We plan those clearances from the first drawing, which costs far less than widening doors and walls after the suite is finished.

Plan a wheelchair-ready suite

A move that cannot wait

After a fall or a hospital stay, the move is often weeks away. We start with a first-floor room, the bathroom and the entry first, and finish the rest after move-in without blocking the way to the bed and shower.

Siblings sharing the cost

A careful budget

Converting an existing first-floor room, keeping the plumbing where it is and choosing a shower bench instead of a full remodel can keep a suite near $45,000. We show which savings keep it safe and which do not.

An older house

Older houses have narrow doors, steps between rooms and bathrooms with small tubs. Those are the details we fix first. Your estimate lists what the house needs and what the EPA lead-safe rules add in painted areas.

Buying a house for everyone

If you are buying a home with a parent in mind, send us the listing. We tell you before you make an offer whether a suite fits, where it would go and roughly what it costs, so the purchase price makes sense.

Rental use later on

Some families plan to rent the suite once it is no longer needed. Where local rules allow, a private entry, a kitchenette and a separate thermostat make that possible, and we check the zoning before design.

What this service is

In-law suite construction, defined the way we build it.

In-law suite construction is the creation of a private living area for a parent or relative within or attached to the main house, usually a bedroom, a step-free bathroom, a sitting area and often a kitchenette and a separate entrance. ProBuild Remodeling builds it as a licensed general contractor, from family planning visit to final inspection.

The service covers converting existing rooms or building an attached addition, step-free bathrooms, wider doors, private entries, kitchenettes, lighting, heating and cooling, sound insulation and safety details such as grab bar blocking and interconnected alarms. It does not include detached backyard units or medical equipment, which are separate services or suppliers.

It is for families bringing a parent or relative home to live with them, and for adult children arranging it from near or far. It is not for families who need a fully separate rental home on the lot, which is a detached ADU, or for care that requires a licensed care facility.

In-law suite words on your estimate

Curbless shower
A shower with no step or curb at the entry. The floor slopes gently to a drain so water stays inside.
Linear drain
A long, narrow drain along one side of a shower that lets the floor slope in one direction, needed for curbless showers.
Blocking
Solid wood fastened between studs inside the wall, so grab bars and handrails can be anchored anywhere later.
Clear width
The open space through a doorway with the door open. About 32 inches works for walkers, 36 for wheelchairs.
Turning circle
A 5-foot open floor circle where a wheelchair can turn around. Planned in the bathroom and bedroom when needed.
Zero-step entry
An entrance with no step, using a gentle ramp or a raised path so a walker or wheelchair can roll straight in.
Interconnected alarms
Smoke and carbon monoxide alarms wired together so when one sounds, every alarm in the house sounds.
Comfort height
Toilets and counters set a few inches higher than standard, making it easier to sit, stand and reach.

In-law suite questions

Eight in-law suite questions families ask us most.

How much does an in-law suite cost?

Converting an existing first-floor room into a bedroom suite with a step-free bathroom costs about $40,000 to $85,000. Adding a kitchenette and private entry brings it to $85,000 to $150,000, and an attached addition runs $150,000 to $280,000.

What is the difference between an in-law suite and an ADU?

An in-law suite is part of the main house, inside it or attached with a connecting door, and usually shares utilities. An ADU is a complete, independent home, often detached, with its own utilities and address. Suites are simpler to permit.

How long does it take to build an in-law suite?

A suite inside the house takes six to ten weeks. Adding a kitchenette and private entry takes ten to fourteen weeks. An attached addition takes four to six months after permits, which usually take one to three months.

Can an in-law suite have its own kitchen?

Many towns allow a kitchenette with a sink, fridge and microwave inside a suite, while a full range can make it count as a second unit. We check your local rules and design the kitchen to fit them.

Does an in-law suite need its own entrance?

It does not have to, but most parents value one. A private entrance lets them come and go on their own schedule. We add a zero-step entry where the ground allows, so it stays easy to use for years.

What makes an in-law suite safe for an aging parent?

A step-free route from the door to the bed and shower, a curbless shower with a bench, grab bar blocking in the walls, wider doors, lever handles, non-slip floors and good night lighting. None of it has to look clinical.

Can the estimate be sent to my siblings too?

Yes. We send the same written estimate to every family member you name, with each option priced on its own line. We answer questions from each person in writing, so everyone decides from the same information.

Will an in-law suite add value to my home?

A well-built suite with a private bath often adds value as a guest suite, home office or rental where allowed. Step-free features also appeal to many buyers. The added value depends on your market and on how the suite is permitted.
