Soft soil under new footings or light footings under a second story can add tens of thousands mid-build. We assess the soil and the existing structure first and put the result in the estimate.

Mudrooms, bay windows, dormers and garage additions are built by the same crews and priced as lines in your addition estimate, with one permit and one supervisor.
Addition questions
Building out at ground level is usually cheaper per square foot, often $250 to $450, because the existing roof and foundation stay untouched. A second story runs about $300 to $500 per foot but keeps the yard and suits small lots.
A sunroom has glass walls and, as a four-season room, insulation and heat, so it works in winter. A screened porch has screen walls under a solid roof and is used in warm months. A porch costs roughly half as much as a heated sunroom.
Choose a primary suite when the goal is a private bedroom with its own bath and closet. Choose a regular room addition for a family room, office or extra bedroom without plumbing, which costs noticeably less per square foot.
Additions that add a bedroom or a bathroom usually support the sale price most, because appraisals count them. A primary suite or a second story with bedrooms tends to do better than a sunroom or porch, which appraisers value lower.
A screened porch on a sound deck can be finished in 3 to 5 weeks, and a three-season sunroom in 4 to 7. A ground-level room takes 12 to 18 weeks, a primary suite 16 to 22 and a full second story six to nine months.
